    Can't Sell Your Home? You Might Be Able to Swap It

    In a buyer's market, there are always those homes that just won't sell. Some home sellers are trying something different - home swapping. These sellers are looking for other sellers in the same position who also are willing to swap homes since buyers are sometimes hard to find. Several websites are trying to cater to those people's needs. Two of those matchmaker sites are Domuswap and GoSwap.

    This isn't a revolutionary concept that hasn't been tried before. In the old Soviet Union, home swapping was quite common during communist rule since profit and private property were frowned upon. Ads are also popping up on Craig's List looking for fellow home swappers since they added a "housing swap" section.

    But is this trend realistic?

    Swapping your home with someone else isn't as simple as you might thing. What you're actually doing is buying someone else's home and they're buying yours at the same time. Appraisals and inspections will still have to be done and mortgages will have to be obtained and paid off by both parties. Any differences in value between the two homes will have to be settled with cash or with the mortgage to compensate for any differences in value. Finding someone else in the location you want to move to who is moving to where you live and has a similar home they need to sell might be unrealistic unless you live in a market where there are and overabundance of homes for sale like Miami.

    In the end, home swapping is a trend worth watching that might catch on. But when the market turns, the trend will most likely come to an end.
